What Maintenance Does Swing Door Hardware Need?

I sell swing door hardware, and people ask me all the time what they need to do to keep it working. Honestly? Not much. But if you skip it, things get stiff, noisy, and loose.

 

First, clean it. Dust and grime build up in hinges and rollers. A soft damp cloth with mild soap is enough. Don't use steel wool or harsh cleaners-they scratch the finish.

 

Second, lubricate. A few drops of silicone spray or light machine oil on the hinge pins. Then move the door back and forth. For locks, use graphite powder, not oil.

 

Third, check for loose screws. Doors get used every day, so screws back out. Tighten them. If a screw is stripped, replace it.

 

If your door has glass, look for chips or cracks. Also check the seal around the frame. A bad seal lets water in and ruins hardware.
